There are different types of indication systems to determine the performance of housing depending on the manufacturer, so it may not be clearly understood to some people. For better understanding, there is the Housing Performance Indication System. The Housing Performance Indication System was created by the Ministry of Land, Infrastructure and Transport in order to carry out performance comparisons of various buildings in a way that is easy to understand by categorizing the key performance factors necessary in housing into ten indicators and then ranking each of these in the form of a grade. Moreover, this system has a high degree of impartiality and reliability due to the fact that evaluations of buildings (housing performance evaluations) are performed according to this method and is always carried out by third-party organizations. (In some cases, three-story housing may not be able to obtain the highest grade.)

Iida Sangyo has acquired the highest grades for the indicators below in the Housing Performance Indication System for our two-story housing.

(1) Matters relating to structural stability

This is an evaluation of an entire building’s resistance to collapse and damage when the force of an earthquake or strength of wind is applied.

  • Earthquake resistance grade (Structural framework collapse prevention): Grade 3 (highest grade attained)
  • Earthquake resistance grade (Structural framework damage prevention):   Grade 3 (highest grade attained)
  • Wind resistance (Structural framework collapse prevention and damage prevention):  Grade 2 (highest grade attained)
  • Foundation or allowable pile bearing capacity and the method of establishment (Enter the size of the bearing capacity expected of the foundations or piles and the method of the establishment for this)
  • Foundation structure method and shape (Enter the structure and shape of the foundations)

(2)Matters relating to safety during fires

This is an evaluation of the ease of early fire detection and resistance to the burning of a building.

  • Sensor alarm system installation grade (During a home fire): Grade 3 attained
  • Fire resistance grade
    Area where there is a risk of fire spreading (Openings): Grade 1 attained
    Area where there is a risk of fire spreading (Non-openings): Grade 2 attained

(3) Matters relating to the reduction of degradation

This is an evaluation of the measures regarding building degradation (e.g. structural framework).

  • Degradation measures grade (Structural framework etc.):  Grade 3  (highest grade attained)

(4) Matters relating to consideration of maintenance/management

This is an evaluation of the ease of maintenance/management on a daily basis for hot water supply drainpipes and gas pipes.

  • Maintenance/management measures grade: Grade 3 (highest grade attained)

(5) Matters relating to the thermal environment

This is an evaluation of the degree of energy conservation during heating/cooling due to insulation of the house.

  • Energy conservation measures grade: Grade 3 (superior grade attained)

(6) Matters relating to the air environment

This is an evaluation of the lack of formaldehyde emissions from the interior finish/underlying materials and the existence of ventilators.

  • Formaldehyde measures grade (Interior and ceilings, etc.): Grade 3  (highest grade attained)
  • General ventilation measures
  • Concentration of chemical substances in the air indoors (Optional indicator)

(7) Matters relating to the light/visual environment

This is an evaluation of the size of the area of openings from which sunshine/lighting is obtained and the distribution (ratio) of the rate of this in each direction.

  • Simple openings
  • Ratio of openings by direction

(8) Matters relating to the sound environment (Optional indicator)

This is an evaluation of the soundproofing performance of sashes and of those in the living rooms for the degree to which noise from the outside is blocked.

  • Penetration loss grade (Outer wall openings):  Grade 2 attained
  • Fire resistance grade

(9) Matters relating to consideration of the elderly

This is an evaluation of safety inside the house related to ease of movement and care for the elderly; in other words the degree of impediment removal.

  • Elderly consideration measures grade (Dedicated parts): Grade 3 attained

(10) Matters relating to crime prevention

Houses are grouped according to the ease of access to the openings from the outside, plus the openings of each group of houses are utilizing building parts that prevent crime and that the use of such is also displayed at each floor area.
